We try and make the application process as quick and easy as possible. You can come by our office or go online and grab a application. Once you have completed it, you can drop it off at our office or send it through mail/e-mail/fax. With the application, we also need a copy of your ID, Social Security card, and monthly income. We require a $35 money order or cashier check to process the application with an additional $20 for each cosigner. We do not accept cash or personal check. After you have submitted your application, we will run the application and give you a call to set-up an appointment to discuss your application. Once you finish your appointment, you will know the status of your application.
How long does it take to run an application?
If all goes well, running an application can take a couple hours. We try and get you processed as quickly as possible, but sometimes it may take 24-48 hours to process so we just ask for you to be patient with us.
What all are you looking for in a applicant?
There is not a set criteria we have for our applicants. We check with your previous and current landlord and current employment. We also do a crime, credit, and civil check. We take all these things into consideration when reviewing your application but don't worry, we understand that everyone hits hard times. We just hope that you can be honest with us on your application, it makes our lives easier and gives us a higher regard for you.
If I am approved for the house, what happens next?
If you are approved for the house, you next put down your security deposit. The security deposit acts as a reservation fee for the house for 30 days. Once you put it down, we take the house off of the market and start preparing your lease, In the 30 days after that, you will come in and sign your lease and pay your first months rent.
What happens if my application is approved but I don't get the house?
Your application is still good for 6 months after you put it in. If there are any houses that come along that you would like, simply call us and see if that house would work for you. If we approve you for the house, then you can come by and put your security deposit down. This way you bypass the waiting period for your application.
